Where to Buy a Home in Cabo: A Neighborhood Guide

Every friend who visits Cabo ends up doing the same thing on day three. They stop at a real estate window, start doing math on a napkin, and ask us which neighborhood we would pick. Fair question. Cabo is not one market, it is a string of very different places along about 20 miles of coast, and each one lives differently. So we put six of them side by side, with what was actually for sale in each on 5 October 2026.

One note before the numbers. Every price range below is the lowest and highest asking price we found listed for that neighborhood on that date. It is a snapshot of listings, not an average sale price, and it moves every week.

Pedregal: the hillside above the marina

Pedregal is the gated hillside right above the marina in Cabo San Lucas. The cobblestone lanes are laid by hand, and the views run across the marina and out to the Pacific. It is also minutes from downtown, so dinner in town is a short ride away.

  • On the market (5 Oct 2026): homes and condos from $360,000 to $10,950,000.
  • The upside: the widest range of any area here, so a condo buyer and an estate buyer can both find something.
  • The trade-off: it is a hillside, so plan on stairs and steep streets. Walk it before you fall for a listing.

Palmilla: the Corridor classic

Palmilla sits in the middle of the Corridor, and it has two things people talk about. It has a Blue Flag certified swimmable beach, and it has 27 holes of Jack Nicklaus Signature golf.

  • On the market (5 Oct 2026): homes from $7,250,000 to $24,950,000.
  • The upside: a calm beach you can actually swim at, plus golf at your door.
  • The trade-off: the highest entry price on this list. Palmilla is a top-tier buy from the first listing.

Quivira and Querencia: two golf communities, two personalities

Quivira is on the Pacific side, built around a Jack Nicklaus course with ocean views. On 5 October, homes, condos and villas there were listed from $599,000 to about $6.7 million. That makes it the lowest entry price of the golf communities on this list.

Querencia is a different feel. It is a private gated community of about 1,800 acres with a Tom Fazio golf course and a members-only beach club. Listings ran from $3,070,000 to $19,950,000. If privacy is the whole point, this is the one people ask about.

Cabo del Sol: beach, golf and a new village

Cabo del Sol is on the Corridor with a swimmable beach, and it now has Ánima Village, a newly opened spot for shops, dining, wellness and art right in the middle of the community.

  • On the market (5 Oct 2026): homes from $1,160,000 to $9,900,000.
  • The upside: a beach you can swim at and more daily life inside the community.
  • The trade-off: a smaller number of listings, so the right house can take patience.

Puerto Los Cabos: marina life near San José

Puerto Los Cabos pairs 27 holes by Greg Norman and Jack Nicklaus with a marina, right next to San José del Cabo. You get the quieter, artsier side of Cabo, with restaurants and bars within easy reach.

  • On the market (5 Oct 2026): homes from $4,248,000 to $29,950,000, the highest top listing in this guide.
  • The upside: golf, a marina and old town San José all close together.
  • The trade-off: you are at the far end of the Corridor from the Cabo San Lucas marina and nightlife. For most people here, that is the point.

How buying works when you are not Mexican

This is the first question everyone asks, and the answer is good news. Yes, you can own here. All of Los Cabos sits inside Mexico's restricted zone, so foreign buyers hold property through a fideicomiso, a bank trust. A Mexican bank holds the title, and you are the beneficiary with every practical right of ownership: live in it, rent it, remodel it, sell it, leave it to your heirs. The trust runs for a renewable 50-year term.

The purchase itself looks familiar:

  1. Offer and acceptance. Written offer, counter, signed agreement.
  2. Due diligence. Your attorney checks title, liens, permits and HOA rules.
  3. The trust is set up, or the seller's existing trust is assigned to you.
  4. Closing at the notary. Funds move, the deed is signed and recorded.

Bring two people: a Public Notary, who must be part of every property transfer in Mexico, and your own attorney who works with foreign buyers.
