About Quivira
What makes Quivira different
Quivira sits on 1,850 acres of Pacific cliffs at the very southern tip of the Baja Peninsula, just west of Cabo San Lucas. It's the largest gated community in town and the only one with a Jack Nicklaus Signature course (rated one of the top 5 most scenic in the world).
The community is anchored by Pueblo Bonito's hotel collection (Sunset Beach, Pacifica, Montecristo Estates) plus branded residences and a beach club. Homes range from Copala condos in the $1.5M range up to Montecristo Estates trading at $10M+.
Buy in Quivira when you want resort-style amenities, Pacific sunsets, and access to a Jack Nicklaus course you'd otherwise need a member's invite to play. Best for second-home buyers who want zero hassle.

FAQ
Quivira, answered
Is the Pacific side at Quivira swimmable?
No β the Pacific is for views, not swimming. The currents and shore break are too strong. Quivira has a beach club for sun + amenities, but if calm-water swimming matters, you'll want Palmilla, Chileno Bay, or Puerto Los Cabos instead.
Do I need to be a Pueblo Bonito guest to use the resort amenities?
No. Owners get access to Pueblo Bonito's amenities through the homeowners' program β pools, beach club, restaurants, spa, and fitness. You also get preferred tee times at the golf club.
What does it cost to keep a home in Quivira?
HOA fees run $800-$2,000/month depending on the section (Copala condos low end, Montecristo Estates high end). Property tax is minimal in Mexico (~0.05% of cadastral value). Plan on $20-40k/year in carrying costs for a $3M home.
How is rental income at Quivira?
Strong. Pacific sunsets + Nicklaus golf rents well. Owners we manage typically see 12-20 booked weeks per year, with peak season (Nov-Apr) running $800-$2,500/night depending on home size.
