What makes East Cape different
The East Cape is everything Los Cabos was 30 years ago. 60 miles of mostly-undeveloped Sea of Cortez coastline running from San Jose Airport northeast to the fishing town of Los Barriles. The Costa Palmas project (Four Seasons, Aman, and a new One&Only) is the largest development play on the entire peninsula, and it's bringing infrastructure with it.
Land here trades from $250k for an inland lot up to $8M for waterfront acreage. Built homes are rarer but starting to appear β most owners are still landbanking. The fishing (marlin, dorado, tuna) is the best in Mexico and a major reason buyers come here.
Buy in the East Cape when you have a 10-year horizon, love off-grid Baja, and want to be IN before Costa Palmas finishes Phase 2. This is the longest-upside play in Los Cabos.

How far is the East Cape from the airport?
From SJD: 60-90 minutes to Costa Palmas / La Ribera, 90-120 minutes to Los Barriles. Most of the drive is on Highway 1 with a paved access road to Costa Palmas. The rest of the East Cape access is via gravel roads β fine in dry weather, slower in summer.
Is buying land in the East Cape a good investment?
We think so, with caveats. The Costa Palmas project is the biggest single luxury development in Los Cabos history (~$2B+ when complete). Land within 10 minutes of it has appreciated 30-50% since 2021. Land 30+ minutes out is more speculative β depends on how aggressive the next phases are.
Does the East Cape have power, water, internet?
Inside Costa Palmas + within Los Barriles town: yes, fully serviced. Outside those: it varies. Many lots are off-grid (solar + well + Starlink). Always confirm utilities before closing on a land parcel.
Can I rent out an East Cape home?
Yes, but rental demand is fishing-driven (May-Oct) and much more seasonal than Cabo proper. Costa Palmas branded residences rent year-round at premium rates. Standalone East Cape homes do 10-18 weeks/year typically.
Will the East Cape be 'the next Cabo'?
Probably not at the same scale β the geography is more spread out and the access roads are slower. But Costa Palmas + the new airport upgrades have changed the trajectory. East Cape is now where Cabo del Sol was in 2000.
