Picking a villa sounds simple until you're staring at forty listings trying to figure out which one actually works for your group. Here's the framework we use after booking thousands of group trips to Cabo.
Step 1: Count Beds, Not Bedrooms
A "6-bedroom villa" means different things to different properties. Some have six king bedrooms with en-suite bathrooms. Others have four kings and two rooms with bunks or twins.
For adult groups: count the king or queen beds with private bathrooms. That's your real capacity. Nobody wants to share a bathroom on vacation.
For family trips: kids' rooms and bunks are a bonus. Twin beds in a separate wing give parents privacy and kids their own space.
Always check the floor plan. Bedrooms on the same level are great for accessibility. Bedrooms spread across levels give more privacy but require stairs.
Step 2: Define Your Pool Situation
The pool is the center of every villa day. This is not negotiable.
Questions to ask:
- Infinity edge or standard? (Infinity pools with ocean views are peak Cabo.)
- Heated? (October through April evenings get cool. A heated pool matters.)
- Size? (A plunge pool for four is different from a pool that fits twelve.)
- Hot tub? (If your group wants it, don't compromise.)
The best Cabo villas have pool areas designed for gathering. Loungers, shade, an outdoor bar, and enough space that everyone can be poolside without being on top of each other.
Step 3: Location by Vibe
Pedregal: Dramatic cliffside location above the Pacific. Stunning sunsets. Walking distance to downtown Cabo for nightlife and dining. Best for friend groups and celebrations.
Palmilla/Golden Corridor: Calmer, Sea of Cortez side. Many villas have swimmable beach access. More spread out, you'll need a car or transportation. Best for families and couples.
Tezal: Close to the marina and downtown without the tourist density. Newer construction, good value. Best for groups who want a home base near the action.
San Jose del Cabo: Art district, quieter pace, farm-to-table dining. Best for culture-focused trips and couples.
Quivira: Pacific side, raw desert landscape, golf access. Best for golfers and nature lovers.
Step 4: Chef or No Chef?
A private chef elevates a villa stay from great to unforgettable. Imagine waking up to huevos rancheros by the pool, then having fresh ceviche and cold drinks served at lunch, followed by a multi-course dinner under the stars.
Most villa chef services in Cabo run $50 to $100 per person per meal. For the quality you get, it's the best dining value in town. Better ingredients, zero wait, and completely personalized to your group's tastes and dietary needs.
If anyone in your group has food allergies or preferences, a private chef handles that effortlessly. Try getting a resort restaurant to do the same.
Step 5: Must-Have Amenities
Run through this checklist:
- Reliable WiFi (remote workers need this)
- Air conditioning in every bedroom
- Parking (if you're renting a car)
- Washer and dryer (underrated for long stays)
- Outdoor dining for the full group
- Fire pit or outdoor lounge area
- Sound system (Bluetooth connected)
- Backup generator (power outages happen)
- Pool towels provided
- Daily housekeeping included
Step 6: Ask About the Property Manager
The invisible hero of a great villa stay is the property manager. This is the person who meets you at check-in, shows you how everything works, and is on call for anything you need during your stay.
Good property managers will stock your fridge before arrival, arrange chef services, book restaurant reservations, and solve problems before you even know they exist.
