Because Los Cabos is not one place. It is a collection of neighborhoods, each with its own personality, price point, and lifestyle. Picking the wrong one is like moving to New York and ending up in the wrong borough. Technically the same city. Completely different experience.
Here is the honest breakdown from people who actually live here.
Pedregal
The vibe: Old-money Cabo. Dramatic. Iconic.
Pedregal is where it all started. Built into granite cliffs on the Pacific side of Cabo San Lucas, this gated community has been the gold standard for luxury living since the 1970s. The views are absurd. Every lot looks out over the Pacific, and most homes are built into the rock itself.
Who it is for: Established buyers who want prestige, privacy, and proximity to town. You can walk to the marina from some parts of Pedregal.
Price range: $800K for a condo, $2M to $15M+ for a villa.
The trade-off: The Pacific side means rough surf. You are not swimming off your backyard beach. But honestly, nobody cares when the sunset looks like that.
Tezal
The vibe: The smart buy. Up-and-coming. Young energy.
Tezal sits just east of Cabo San Lucas and has become the neighborhood for people who want value without sacrificing location. It is close to Costco, the marina, and the highway. Newer condo developments have brought in remote workers, young families, and investors looking for rental income.
Who it is for: First-time Cabo buyers, remote workers, and investors. If you want a foothold in the market without spending Pedregal money, start here.
Price range: $250K to $600K for condos, $500K to $1.5M for homes.
The trade-off: Less "wow factor" than Pedregal or the Corridor. More suburban. But that is exactly why the numbers work.
The Corridor (Tourist Corridor)
The vibe: Resort-style living. Beachfront. Golf.
The 20-mile stretch between Cabo San Lucas and San Jose del Cabo is where the major resorts, golf courses, and beach clubs live. If you want to wake up, walk to a beach club, play 18 holes, and have dinner at a five-star restaurant without getting in a car, this is your spot.
Who it is for: Buyers who want amenities, rental income from tourists, and a resort lifestyle.
Price range: $400K to $3M depending on proximity to the beach.
The trade-off: It can feel more "tourist" than "local." If you want authentic Mexican culture, San Jose del Cabo might be a better fit.
Palmilla
The vibe: Quiet luxury. The One&Only crowd.
Palmilla is the neighborhood that does not need to shout. Anchored by the One&Only resort, this community on the swimmable Sea of Cortez side attracts buyers who value privacy, exclusivity, and understated elegance. The beach here is one of the few in Los Cabos where you can actually swim.
Who it is for: High-net-worth buyers who want a peaceful, refined lifestyle. Also popular with families because of the calm water.
Price range: $1.5M to $20M+.
The trade-off: You are paying a premium for the name and the swimmable beach. But for many buyers, that premium is worth every peso.
Quivira
The vibe: Pacific-side grandeur. Golf. Sunsets.
Quivira sits at the very tip of the Baja Peninsula where the Pacific meets the Sea of Cortez. The Jack Nicklaus golf course here is considered one of the best in the world. The sunsets are the kind that make you forget what day it is.
Who it is for: Golfers, sunset chasers, and anyone who wants that dramatic Pacific coastline.
Price range: $500K to $4M.
The trade-off: It is farther from downtown Cabo San Lucas. You will need a car or rely on resort shuttles.
Diamante
The vibe: Modern luxury. Tiger Woods golf. Beach life.
Diamante is Quivira's neighbor and rival on the Pacific side. It has a Tiger Woods-designed golf course (El Cardonal), a massive beach club, and some of the newest luxury developments in the region. The architecture here leans modern and bold.
Who it is for: Buyers who want new construction, contemporary design, and world-class golf.
Price range: $600K to $5M.
The trade-off: Similar to Quivira, it requires a car for most things outside the community.
Querencia
The vibe: The secret one. Mountain retreat. Community.
Querencia sits above the Corridor in the foothills, which means cooler temperatures, organic farms, and a private Tom Fazio golf course. The community is smaller and more intimate. People know each other. There are communal dinners, farmers markets, and a general vibe that feels nothing like a resort.
Who it is for: Buyers who want community, nature, and a break from the beachfront scene. Also popular with families who value the organic farm and outdoor lifestyle.
Price range: $1M to $8M.
The trade-off: No beachfront. But many owners will tell you they traded the beach for something better.
