
Where you stay in Cabo determines what kind of trip you have. This isn't like choosing between neighborhoods in New York where the subway connects everything. Cabo is spread across 20+ miles of coastline, and each area has a completely different personality, price point, and energy. Pick wrong and you'll spend half your trip in a taxi wishing you were somewhere else.
Pedregal
The most exclusive neighborhood in Cabo San Lucas. Pedregal is built into the granite cliffs on the Pacific side of town, behind a guarded gate (you enter through a tunnel carved into the mountain). Multi-million dollar homes cling to the hillside with infinity pools overlooking the Pacific. The Waldorf Astoria Pedregal is the anchor property. Walking the hillside paths at sunset, past bougainvillea-draped walls and the sound of waves crashing 200 feet below, is one of Cabo's most underrated experiences.
Vibe: Ultra-exclusive, quiet, dramatic Pacific views.
Best for: Privacy seekers, luxury villa renters, anyone who wants to feel removed from the tourist scene.
Watch out for: The Pacific beach below is not swimmable. You're a 10-minute drive from Medano Beach and downtown.
Price range: Villas from $1,500-8,000/night.
Palmilla
Old money Cabo. Palmilla is the neighborhood around the One&Only Palmilla resort, the first luxury property in Los Cabos (built 1956). The area has a more established, genteel feel than the newer developments. The golf course is Jack Nicklaus-designed. The beach is one of the few on the corridor that's swimmable. The residential area has beautiful estates with mature landscaping and Sea of Cortez views.
Vibe: Classic, refined, hacienda elegance.
Best for: Golfers, couples, people who prefer tradition over trendy.
Watch out for: Limited dining within walking distance. You'll need transportation to San Jose del Cabo (10 min) or Cabo San Lucas (25 min).
Price range: Resorts from $900/night. Villas from $1,200/night.
The Tourist Corridor
The 20-mile highway connecting Cabo San Lucas and San Jose del Cabo, lined with luxury resorts: Zadun, Montage, Chileno Bay (Auberge), Viceroy, Grand Velas, Le Blanc. This is where most of Cabo's top-tier hotels live, with good reason. The coastline is dramatic, the beaches (Chileno Bay, Santa Maria) are stunning, and you're positioned between both towns.
Vibe: Resort luxury, beachfront, somewhat isolated between towns.
Best for: Resort stays, beach access, couples and families who don't need nightlife walkability.
Watch out for: Most corridor beaches are not swimmable (Pacific side). You need a car or taxi for everything outside the resort. The highway gets congested during peak season.
Price range: Resorts from $500-2,500/night.
Querencia
A gated luxury residential community in the hills above San Jose del Cabo. Querencia is where Cabo's wealthiest residents and investors live. The Tom Fazio golf course is pristine. The clubhouse is members-only and impeccable. The views from the hilltop properties stretch across the entire Sea of Cortez.
Vibe: Exclusive residential, golf community, mountain views.
Best for: Long-term stays, golfers, families who want a residential feel rather than a resort feel.
Watch out for: Very isolated. You need a car for everything. Limited rental inventory, but the properties that are available are spectacular.
Price range: Villas from $2,000/night.
Puerto Los Cabos
The newer luxury development on the east side of San Jose del Cabo, anchored by a marina and two golf courses (Greg Norman and Jack Nicklaus). This is where Cabo is expanding. The JW Marriott and Secrets resorts are here. The marina is home to sportfishing boats and a small collection of restaurants.
Vibe: Modern development, golf-centric, marina lifestyle.
Best for: Golfers, boaters, people who want newer construction and modern amenities.
Watch out for: Still developing. Less character than Palmilla or Pedregal. Limited walkable dining and nightlife.
Price range: Resorts from $400/night. Villas from $800/night.
Diamante
A Pacific-side luxury community about 15 minutes west of downtown Cabo San Lucas. Diamante has two world-class golf courses (Tiger Woods' El Cardonal and Davis Love III's The Dunes), a beach club, and some of the most impressive residential properties in the region. The Nobu Hotel Los Cabos is the anchor resort.
Vibe: Pacific-side luxury, golf-focused, wide ocean views.
Best for: Serious golfers, Pacific sunset lovers, people who want newer luxury development.
Watch out for: Pacific beach is not swimmable. 15-20 minutes from downtown Cabo. Limited dining options within the community.
Price range: Resorts from $500/night. Villas from $1,500/night.
Downtown Cabo San Lucas / Medano Beach
The heartbeat of Cabo. Medano Beach, the marina, the nightlife, the restaurants, the energy. If you want to walk everywhere, this is where you stay. The beach is the only swimmable one in downtown. The bars are loud. The taco stands are open late. The fishing boats come in every afternoon. It's not serene, but it's alive.
Vibe: Social, walkable, party-adjacent, beach-forward.
Best for: Nightlife lovers, bachelor/bachelorette parties, first-timers who want to be in the action.
Watch out for: Noise. Medano Beach gets crowded. Downtown can feel touristy. Not the place for a quiet retreat.
Price range: Hotels from $200/night. No significant villa inventory downtown.
San Jose del Cabo (Centro)
The cultural twin. San Jose's downtown is colonial architecture, art galleries, the Thursday Art Walk, plaza dining, and a pace of life that makes Cabo San Lucas feel like Times Square. The restaurant scene here rivals Cabo San Lucas with places like Flora Farms and Acre in the surrounding foothills.
Vibe: Art, culture, farm-to-table dining, colonial charm.
Best for: Couples, food lovers, anyone who prefers culture over nightlife.
Watch out for: The beach at San Jose isn't swimmable (except the estuary area in very calm conditions). Limited nightlife. 30 minutes from Cabo San Lucas.
Price range: Hotels from $150/night. Boutique inns from $200/night.
El Tezal
A residential area between downtown Cabo San Lucas and the beginning of the corridor. El Tezal sits on a hillside with panoramic views of the marina and Medano Beach below. It's where many Cabo locals and expats live. Less glamorous than Pedregal, but the views are comparable and the prices are significantly lower.
Vibe: Residential, local, great views, practical.
Best for: Budget-conscious travelers who want views, longer-stay visitors, people who want a local feel.
Watch out for: Steep hills, limited walkability, you need a car. Not much commercial activity within the neighborhood.
Price range: Vacation rentals from $150-600/night.
